Hurricane Repairs
Price gouging during the period of a declared emergency is prohibited by Florida Law. The law bans unconscionable prices in either the rental or sale of essential commodities. These items include, but not limited to lumber, ice, water, chemicals, generators, and HOME REPAIR.
Be Safe - Hire only Licensed Contractors
It's no secret, we want our homes repaired immediately, but BE WARNED about the contractor who knocks on your door with an offer to fix your roof or windows.
When contracting for home repairs get more than one estimate, check on the qualifications and credentials of anyone working on your home. Contact your county business license bureau and The Florida Dept. of Business and Professional Regulation to determine if the contractor is licensed and insured, or has any violations on record. Ask for references, people in the area they have done work for. A note of warning, if you hire an unlicensed contractor, you are assuming the position of contractor, this means that you are responsible for obtaining all required permits, and are liable for all accidents.
Obtain a written contract, it should state exactly what is to be done and the type of material to be used in the repair. The total amount to complete the job and how it is to be paid. Never agree to a large advance payment, 10% is usually sufficient, but never more that 1/3 of the total amount. Don't advance money to purchase material, a licensed contractor in good standing does not require this. On completion and prior to payment in full, be sure you will be supplied with a release on liens and a final contractors affidavit. Be sure all material bills are paid in full, if materials are delivered to your property, even if ordered by the contractor, you are responsible. Get copies of all paid material bills prior to paying the contractor in full.
